Summerlin is one of the most competitive service markets in the valley, and the reason is the customer, not the number of competitors.
A master-planned community of roughly a hundred thousand people west of the 215, Summerlin skews older, wealthier and considerably more deliberate than the valley average. That changes what marketing has to do. Customers here rarely call the first result. They open three tabs, read reviews properly, look at the website, and then call the one that looked most like a real business.
Which means the site is doing more work in Summerlin than almost anywhere else in the valley. A thin one-page site with stock photos and no detail loses to a competitor with real photos, clear service pages and a visible review history, even when the thin site ranks higher. Traffic is not the constraint here. Credibility on arrival is.
The other Summerlin-specific factor is the HOA layer. Much of the community sits under associations with rules about what work can be done, when, and by whom. Businesses that address that on the page, rather than leaving the customer to wonder, convert noticeably better, because the customer is already worrying about it.
